Freight Containers

As defined by the Zoning By-Law, a freight container means a metal box such as is generally associated with the overseas shipping industry, when used in a manner similar to an accessory building.

Freight containers are permitted on Rural, Commercial, Industrial and Institutional Zoned properties in East Ferris. Zoning By-Law standards apply to all freight containers. In addition to Zoning By-Law standards, building permit requirements may apply.

If a freight container is used for any purpose other than storage, a building permit is required for the freight container with an area greater than 10 square metres (108 square feet).

A freight container does not require a building permit when placed on a property for the purposes of storage as an accessory structure if it:

  • is not more than 15 square metres (161 square feet)
  • is not more than one storey in building height
  • is not attached to a building or any other structure
  • is used only for storage purposes ancillary to a principal building on the lot
  • does not contain plumbing

In many instances, before a building permit application can be processed and a permit issued,there are other approvals from other agencies that are required. The property owner is responsible for ensuring compliance with all Municipality of East Ferris By-Laws, other applicable laws, and the Ontario Building Code.

  1. Building Permit application to be filled out and signed
  2. Authorization form (if applicable)
  3. Site plan, including:
  • The address or roll number of the property
  • All property lines and surrounding streets labelled
  • All proposed and existing buildings and structures on the property labelled
  • Proposed distance from all legal property lines (not street lines, sidewalks, etc.)
  • Location of septic system, well and distance to proposed structure(s)
  1. Complete set of construction drawings completed by a Professional Engineer and drawn to scale, including:
  • Foundation Plans (incl. anchorage details, size of walls, footings, and piers)
  • Freight container structural specification drawings (incl. overall dimensions, structural information, container specifications)

Next steps:

  • The application is reviewed for completeness, compliance with the zoning by-law, and applicable laws. Comments are provided during review to identify any outstanding requirements and to summarize all applicable fees.
  • When all fees are paid, the plans are reviewed for compliance with the Ontario Building Code. The permit is issued when review is complete, and fees are paid.
  • Once construction begins, inspections must be scheduled. Building inspectors review major phases of construction until occupancy and/or final is complete.
